Specialty work is priced on-site.

Blending, lace-in repair, historic floor restoration, and wide-plank custom installs cannot be priced from a calculator. Every project is too different — species rarity, grain matching, plank width, finish condition, subfloor situation.

How accurate is the online estimator?

Our estimator gives a labor and material range that is typically within 10% of the final quote for standard projects. Final pricing is confirmed at the free in-home walkthrough where Jade assesses floor condition, subfloor, room transitions, and material selection in person. Specialty projects like blending, lace-in repair, and historic restoration cannot be priced online and require an on-site assessment.

Why is your pricing higher than some Portland contractors?

Regal is owner-operated — no subcontractors. Every project is completed by Jade or Justin Barnes directly. We use professional dust containment, low-VOC water-based finishes, and take the time required to do the job correctly. Volume contractors charging $2.50–$3.50/sqft typically use subcontracted crews and oil-based finishes. The lower price reflects a different product.

What's included in the refinishing estimate?

Refinishing estimates include sanding, staining (if changing color), and three coats of water-based polyurethane finish. Pricing assumes the existing floor is structurally sound. Estimates do not include subfloor repair, stair refinishing, removal of existing flooring, or moving heavy furniture — those are quoted separately if needed.

Do you charge for the in-home estimate?

No. In-home estimates are always free for projects in our service area. Jade visits the property, assesses the floor condition, discusses material options, and provides a written quote. There is no obligation to proceed.

Why do you have a 500 sqft minimum for new installs?

Setup, sanding equipment, and dust containment for hardwood installation has fixed costs regardless of room size. Small jobs cost the same to set up as larger ones — for projects under 500 sqft, we either bundle them with a larger project or quote them at a higher per-sqft rate that reflects the actual cost. Refinishing has no minimum.
